Places to Live in Costa Rica

Price though, should not always be the deciding factor when choosing where to live in Costa Rica. The climate and infrastructure are important pieces to consider when choosing your new Costa Rican home. There are properties all over Costa Rica in a wide range of price points. 

First of all, let’s face it - Costa Rica is hot. We are closer to the equator than the continental US, so of course the summer temperatures are going to be higher. Beach residences will experience the warmest temperatures, but some of the most breath taking views you can imagine. If you chose a home in the valleys, you will experience some of the cooler weather Costa Rica has to offer. Homes higher up on the mountains, away from the beaches are the coolest, but also the most humid. There are a variety of micro-climates in Costa Rica and one of them will suit you if a central American retirement is part of your plan.

When you think about what kind of lifestyle you want to maintain in Costa Rica, you must consider the infrastructure of the locations you are considering. If strolling to a local market daily or every other day is the way you imagine your retirement or vacation life, then choosing a place further from the city might suit you. If however, you prefer the busy bustle of shopping centers and do not prefer navigating winding, narrow roads, then selecting a home closer to the city, or even in the city might be a better choice.

Costa Rican transplants should also consider how close they want to be to the nearest mall or hospital. Cell phone and internet service can play a role in where you might choose to settle down if you want to stay connected to friends, family, or business partners left behind in the United States.

Medical Care in Costa Rica


Remember, you’re retiring, which means you are generally putting yourself in a higher risk category when it comes to your health.  Sure, you may be healthy today, but what about tomorrow.  Remember, this is retirement, and understanding what can happen to you in the future and where you may be can drastically affect your future.  I’m so much more than a realtor.  You learn in areas like Costa Rica that people depend on you to help them with so many other parts of their move.   It is hard to move to a new country and I try to make it easier.

Medical treatment is of course something that is on everyone’s mind.  If you currently are under medical treatment, whether it means you take a medication for high blood pressure, have diabetes, or maybe even had a heart attack, you may want to stick closer to the San Jose area.  There are both public and private hospitals in San Jose.

The great thing about Costa Rica is that the cost of medical expenses is low, so be sure to take advantage of that.  Insurance is available, but you must be a citizen.  To get insurance, you can either purchase a private plan that covers most or you can be involved with the socialized medicine plan.  Be prepared for long lines if you go with the government options.

You also can get great dental cares in Costa Rica, there are so many dentists and they are extremely affordable.  You can get many procedures done that cost a fraction of what they would in the United States.  Remember, there is no fluoride in the water though, which can cause many problems and deterioration of the teeth.

Honestly, it shouldn’t be an issue to deal with medical care in Costa Rica, there are all kinds of great ways to get treatment.  If you are worried about it in the least, I’ll help put your mind at ease.

House Building Tips in Costa Rica

So, once you’ve decided to retire in Costa Rica, you’ve looked at properties and decided they aren’t for you, and you’ve found a contractor, it is time to build.  There are a few key building tips that you will want to remember for your home that is about to go up in Costa Rica.  These will save you quite a few headaches.

•             The best tip to remember is that if you have bought your home for the view, buy the lots around it.  If you have an incredible sea view, the worst thing that can happen is that you have some jerk buy the lot in front of you, put up a huge house, and it is over.

•             Along the coasts, the first 200 meters above the mean high tide is owned by the government, no house can be built within the first 50 meters.  From 50 to 200 meters, the land can be leased from the local municipality; however, foreigners cannot lease land.  If that’s you, someone clever may be able to help you find a way around it.

•             Don’t build anything over three stories high in the beach areas, the Costa Rican Tourist Board highly discourages it, and you really don’t want to deal with the potential repercussions.

•             You cannot build a house within 50 to 100 meters of a river, don’t even try.  You don’t want to pay the money to move a house, do you?

•             Check the local zoning laws, some of them are very strict and very picky; make sure you are properly following all of them.

These tips will help you get your custom home built, and live your retirement dream.  Following them will mean that you are following local laws and regulations and that you won’t have any issue remaining in your dream home.

Places to Live in Costa Rica

It is my job as a Coldwell Banker realtor to help find the best areas for retirees in Jaco Costa Rica.  There are so many different places that you can choose from.  It all really depends on three factors: the climate, the price, and the infrastructure.  I will help you understand the factors that you need to pick out the best property for you.

There are so many different weather patterns in Costa Rica.  Even though it is a small country, the weather can be completely different just a few yards away.  Generally, when you live near the beach, it is very warm.  Since it is so close to the equator, the beaches are meant to be that way, and average about 85 degrees.  However, if you move into the valleys, it gets much cooler, and is far less humid.  For even cooler weather, head to the mountains, but expect more rain.

Different areas come with different price stickers, and there is real estate all over the map in terms of cost.  If you want the beach, you are going to pay for it.  It is very popular and very hard to get your hands on.  But, know that you will also pay premium prices to live near the city.  Your best choices, if you are looking for affordability are to live about an hour from the city, they are most affordable there.

Also, be sure you understand the infrastructure.  If you want to be near the mall or the hospital, you are going to have to live in town.  If you don’t like narrow, windy roads, then the mountains aren’t for you.  Also, if you like your cell phone and internet, you are going to be tied down to a certain area.
